Developer outlines new community in western Lakewood

development on 280 acres along Alameda Parkway near C-470 at the western edge of

The development, Solterra, is the first in the 2,000-acre Rooney Valley,
which Lakewood and nearby Morrison have wanted to develop for almost 25 years.
The area was plagued by a troubled metropolitan district, which tied up the land
in a bankruptcy court battle for years.
Solterra, which eventually will have about 1,400 homes, represents the
largest residential development that will be built in Lakewood, said Mike Rock,
the city's manger.
Solterra will be the site of the 2008
Parade of Homes.
"The Rooney Valley is the west side's version of the Denver
Tech Center, although future office buildings obviously will be built to a
different scale," Rock said.
Solterra, he said, will help attract new office buildings to the area, which
likely will be the next phase at the Rooney Valley. Solterra will be the largest
residential portion.
Carma
will pay to bring utilities and roads to the areas, which will set the stage for
future developments, he said.
"Carma,
in my opinion, is not only one of the best residential developers in the metro
area but in North America," Rock said. "I like that they build all of their
amenities at the front end of the project. All developers show you these
beautiful renderings of what their projects are going to look like. What I like
about Carma is that the finished product actually looks better than the
renderings."
He said there is plenty of water not only for Solterra but also for future
projects in the Rooney Valley. Also, Solterra likely will spur a new interchange
at Alameda and C-470, which he said will dramatically improve traffic flow in
the area.
Carma is
headquartered in Calgary, Alberta, but recently leased space for its U.S.
headquarters at the Corporex Center at 188 Inverness Drive West in the southeast
metro area. Carma is a subsidiary of Brookfield Properties, owner of the
56-story Republic Plaza, the tallest building in Colorado.
Tom Morton, a senior vice president at Carma, noted the company's been working
on Solterra for about two years. "It's hard to find large parcels of land on the
west side of town," Morton said. "You're up against the foothills and most of
the cities on the west side are completely built out, so it is unusual to have a
large parcel like ours."
He noted Solterra will be a short drive from the Denver Federal Center, Belmar
and Red Rocks Park, and is less than an hour from skiing. "It will be appealing
to people for the reasons that we live in Colorado," he said. "In minutes, you
can be on a trail mountain biking in the foothills, but you're only 20 minutes
from downtown."
"Rather than land developers, we prefer to think of ourselves as a community
developer," Morton said.
